Move in and out procedures and larger deliveries
All moves are to be booked in advance with as much notice as possible as your preferred date of moving may not be available.
Deliveries of furniture and household items are not to be taken through the foyer. All moves and larger items must be taken in and out via the car park.
Lift times of use are from 8am to 3:45pm Monday to Friday.
Please contact the building manager on 0400442663 or via email rm@yetower5.com to arrange lift access.
No weekends or public holiday lift bookings are available.
Utility Connections
Cold water account: South East Water
Hot water account: Origin Energy. The building manager will provide you with account form and information. Residents of 94 and 98 River Esplanade are not required to open a hot water account
Gas account: No account is required as this is covered in owners corp fees
Electricity account: You have your own choice of electricity retailer

Visitors car parking
The visitor car spaces to the right as you drive are for short-term parking. They will not be permitted to be used as “long term” parking.
The visitor car park is to be used for short-term parking for visitors, guests, building cleaners and contractors - and not as extra 'long-term' parking spaces for residents.
The continual changeover of cars from the same apartment is not permitted.
From Monday to Friday the spaces to the left as you drive in will be kept for the building cleaners and contractors. These spaces are available to be booked from Friday evening to Sunday night for visitors and guests.
To reserve a space please contact the building manager by 2pm of the Friday.
Defibrillator locations
90 Lorimer St : Ground floor. Exit the lift to the right and open glass panel door. Defib is wall mounted.
94 River Esplanade: Ground floor to the left of the mailboxes. Defib is wall mounted.
98 River Esplanade: Ground floor to the left of the mailboxes. Defib is wall mounted.
Rek dek access (Gym and pool)
The gym and pool facility is located at 50 Lorimer St.
All residents must first register with the tower 5 building manager before doing the induction at the rek dek.

Building Management does not have a master key to apartments.
Managers hours
Office hours are Monday to Friday from 8am to 4pm.
The building manager is on call for owner’s corporation emergencies only.
Call outs for non-emergencies may incur a fee.
External building window cleaning
Cleaning of the windows and balcony glass takes place 4 times per year, weather permitting. Notice to all residents is sent out via email prior to the clean commencing.
Balcony Cleaning
Please use care when washing your balcony down and avoid water falling down to apartments below. The external balcony panels are cleaned by the building contractors, please do not attempt to clean these.
Rubbish and recycling
The rubbish chute on your floor level is for general waste only. All garbage should be in a secured tied bag.
Re-cycling stations and additional general waste bins are located on all car park levels.
After hours security
Building security hours are 9pm to 5am, 7 days a week. Please call 0400 107 325 for any security matters.

Bike Storage cage locations
Bike storage cages are located on upper level 5 and mezzanine levels.
Please contact the building manager to register your bikes.
Pets
While on common property animals must be kept on a lead, carried or in a cage.
Floor level common areas
No items including door mats, shoes, bikes and or scooters are to be kept outside the apartment doors.
Car Spaces and apartment cages
Please keep your car spaces neat and tidy. The storing of gas bottles and or fuels is not permitted.
A minimum of 500mm clearance is required around and below all fire sprinkler systems.
Parcel collections
From time to time, I will collect parcels on behalf of residents as a courtesy.
The parcel may be left at the apartment door and you will receive an email notification.
Parcels to non-registered residents are not accepted.
Smoking and vaping
Carelessly discarded smoking butts can impact upon enjoyment of our community and also cause fire.
Like all residential complexes, Tower 5 prohibits smoking and vaping on or in the common property.
Residents who allow smoking in their apartment must ensure they have a safe place to dispose of cigarette butts and the like.
Disposal should be within a container placed on a balcony and can be sealed so that wind does not blow butts or ash onto any balcony or other area.
Intercom
The intercom system has an app that can be used once the unit is connected to your apartment wifi network.
Once connected it can be operated via your mobile device by installing the Aiphone Type GT app and follow the instructions.
Donation bins, Document Shredding and hard rubbish
Clothing donation bins are located on car park levels: upper 2,3,4 & 5.
E Waste recycling bin is located on Upper level 4 for all electronics including batteries.
A shred X secured document bin is located in the manager’s office.
Hard rubbish pick-ups can be arranged via the building manager for the occasional unwanted pieces of furniture. No building materials or flooring is permitted.
Mailroom
Please ensure you keep your letterbox locked at all times.
Please empty on a regular basis.
Renovations and flooring changeovers
All renovation and flooring changes must meet the approval of the building’s regulations. Please meet with the building manager to go through all pre approval procedures. All procedure and rules forms can be collected from the building manager.
Water meter and electrical switchboard locations
To access your electrical meter please contact the building manager.
In the event you require to turn off your hot or cold-water meters :
90 Lorimer St: Hot & Cold-water meters are located on the floor level hydraulics cupboard next to the “01” apartment. Your apartment key will open the cupboard.
94 River Esplanade: Your cold-water meter is located on your floor level in the HWS cupboard.
98 River Esplanade: The 01, 02 and 03 apartments cold-water meters are located in the cupboard next to the “01” apartment. For the 04 apartment the meter is located in your HWS cupboard.
Tower 5 Moves
Car Park height clearance is 2.1M
Lift dimensions are 1400mm wide x 2000mm deep x 2500mm high. Lift doorway is 1000mm wide x 2400mm high.
The apartment door dimensions are 2040mm in height by 920mm wide.
Moves are to be booked with as much notice as possible. (Your requested date may already be booked, so please have alternative dates in mind.)
Moves are permitted Monday to Friday (no public holidays) between 8am and 3:45pm. Moves that go past 3:45pm may incur a charge of $150 per hour.
Removalist must present a certificate of currency for public liability insurance prior to the date of move. This can be emailed prior. rm@yetower5.com.au
A ferry vehicle (van/ute) must be used to take items to and from the loading zone on Lorimer St to upper level 2 via the car park.
Removalist truck to be parked in loading zone of Lorimer St service lane near the corner to Ferryman lane.

Car Park RFID entry windscreen sticker
The tag should be stuck inside the vehicles windscreen on the passenger side towards the top of the windscreen.
Peel the label off and stick the tag on the windscreen with the bar code facing the inside of the vehicle
Car park entry and exit outer gates
Entering via the outer gate:
Vehicle Entry
Access to the car park entry will remain the same.
Swipe: Using your access swipe on the reader which will activate the 2 gates.
RFID Sticker: If you already have the vehicle access sticker on your car the reader will pick that up to open the gates. If you do not have an access sticker please contact me to arrange.
The windscreen tag will activate both gates.

Exiting via the outer gate
The outer exit gate will activate once your vehicle is over the area marked in yellow.
Pedestrian Entry
To access the building via the car park use the swipe against the reader to release the door and push open.
Pedestrian Exit
To exit the building through the door, turn the handle and pull to open.
Visitor pedestrian Entry
Visitors will need to use the intercom on the wall to contact your apartment. Once you have given access both pedestrian doors will unlock allowing your visitors to get into the building.
Visitors Car Parking
The visitor car park is to be used for short-term parking for visitors, guests, building cleaners and contractors - and not as extra 'long-term' parking spaces for residents.

From Monday to Friday the spaces to the left as you drive in will be kept for the building cleaners and contractors. These spaces are available to be booked from Friday evening to Sunday night for visitors and guests. To book a space please contact me by 2pm of the Friday.
Car Park Safety
When travelling through the car park please do so using care travelling at low speed with your vehicle’s headlights on.
Failsafe readers
In the event that you are stuck in between the 2 gates there will be 2 swipe card readers (one for entry via the existing internal gate and the other for exiting via the new gate).
Tower 5 fire system
In the event of the building going into fire evacuation mode.
The fire panel is monitored by ADT fire alarm monitoring. The building Manager and MFB are immediately notified once activation occurs. The MFB have a common area master key and swipe.
Evacuation alarms: Once an alarm is activated the signal to the fire panel will display what alarm and which area the alarm has come from. The first tone is a warning tone, the second tone is to evacuate. The evacuations alarms are staggered through the building with the level where the alarm has triggered then at 2 minutes intervals the 2 floors above and 1 floor below and stagger throughout the building. The evacuation alarm is tested monthly
Tower Lobbies
Smoke detectors: 6 smoke detectors per level. 4 detectors are located in the lobby with 1 detector within the electrical cupboard and 1 detector within the communications cupboard. The smoke detectors located within each apartment are not connected to the buildings system. Testing of the common area smoke detectors is every six months
Sprinkler systems: Each floor level has a monitoring valve located within the stairwell. In the event of a sprinkler head going off or a change of pressure via the hose reels the monitor valve sends the signal to the panel. The pumps in the lower car park will engage. Sprinkler heads are located within each apartment, common areas and inside each floor level garbage chute and chute room. The 2 Fire pumps, 1 being Diesel and the other Electric are tested and ran monthly.
Hose Reel: There is one Fire hose reel located on every level from 2 to 40 located in a marked cupboard adjacent the 01 apartment. The hose reel is pressure monitored and will activate an alarm if used. The testing and tagging of the hose reels is every six months.
Fire Hydrant: Each floor level has a hydrant located in the stairwell should the MFB need. These hydrants are tested and tagged every 6 months.
Smoke relief exhaust: Each floor level has 2 large rectangle grills located in the lobbies. The grills are connected to an exhaust fan system situated on the building roof top that will extract smoke from each floor and engage once the building goes into fire mode. Testing of the fan is every 3 months.
Stair pressure fans: In the event of fire mode the 2 fire exit stairwells will have fan forced air being fed into them by fans located on the roof top and level 5. These fans draw from the outside air and feed the stairwells and act as an air curtain stopping any smoke from entering the stairwell and providing fresh air. Testing of these fans is every 3 months.
Podium Lobbies and Car Park
98 River Esplanade: 1 smoke detector, 1 hydrant and 1 hose reel per floor level.
94 River Esplanade: 1 smoke detector is located on every level. 1 hose reel and hydrant are located on every level.
Car Parks: No smoke detectors are located within the car park area. Sprinkler system is throughout the car park. 5 hose reels and 4 fire hydrants are located within each full level of the car park.

Upon hearing the warning and evacuation tones
Keep your Apartment keys and phone in the same easily accessible place, you will need to take them with you.
Make your way to the fire exit stairwell.
Do Not Use the Lifts, the lift may stop working or open on a floor level where the emergency is taking place putting you in harm
Follow the stairwell to the exit.
Assemble outside the building entry if safe to do so.
Await advice from Fire Brigade if safe to return.
